Home Industry Guidelines

INFORMATION TO ACCOMPANY PLANNING APPLICATION FOR HOME INDUSTRY WITHIN THE WAKOOL SHIRE COUNCIL

The following details and information is required when lodging an application for a Home Industry:

  1. Floor plan of premises to be used with dimensions, access door and other openings. Maximum floor area permissible 50m2. Site plan indicating location of buildings on allotment, position of neighbouring buildings.
  2. Access to premises from street and location of any parking spaces on site.
  3. Description of the proposed business and type, location and positioning of any advertising signage.
  4. Operating times and days the business is to operate.
  5. Details of any noise that may be generated from the business.
  6. Waste
    What waste will be generated from the business eg disused parts, oils, grease, fuel and packaging

  7. Details of any landscaping to be undertaken on the site.
  8. Details of any flammable liquids that may be stored on site and the volume.
  9. Details of fire services to be provided in the premises and location to be shown on floor plan eg fire extinguishers: type & position

Residential Precinct

The objectives of the residential precinct are:

  • To set aside land for the purposes of housing and associated facilities
  • To set aside, by means of a development control plan, specific areas within the zone for medium density housing as well as an area where only single dwelling houses and dual occupancy buildings are permitted
  • To allow a variety of housing types within existing and new residential areas
  • To encourage greater visual amenity by requiring landscaping and permitting a greater variety of building materials and flexibility of design.
  • To allow development for purposes other than housing within the zone only if it does not detrimentally affect the character or amenity of the locality.

All development requires a development application to be submitted to Council.

NOTE:

The type of proposal will be assessed against the above objectives following the proposal being advertised and adjoining residents notified of the proposed industry or commercial use.

Application Process

  1. Lodge application with completed forms, plans and supporting information in triplicate and fees to be paid.
  2. Adjoining property owners notified by Council and proposal advertised.
  3. Application and any submissions received assessed by Council staff.
  4. Submissions, which are by way of an objection, may be mediated if they are considered not to conflict with the objectives of the residential precinct.
  5. Council will determine application by way of an approval, approval subject to conditions or refusal.
  6. Notice of determination issued.
  7. Right of appeal against conditions applied or refused.
